Anastasia Island, inside the city limits of St. Augustine, FL, had the last zoned multi-family parcels in the city. As development manager, was responsible for planning a context- sensitive development that would maximize the investment. Provided various vernacular and functional product types to owner that adhered to the development vision. By mixing multiple product types, each with their own unique offerings, was able to provide a long-term build-out program that captured revenue in various forms. Due diligence and jurisdictional investigations yielded information that was used to increase the project’s value. Executed plan to divest of property at a sales price that exceeded previous financial analyses.
