In honor of Ten Years in Business, LDG Consulting is highlighting twelve of our top clients from this past decade. We are delighted to announce Honoree Number Nine: Atlanta Neighborhood Development Partnership (ANDP) – a leader in the preservation of existing affordable housing. Their job is to ensure that deteriorating and often neglected low-income dwellings are saved, restored and returned to the affordable housing market before they’re snatched up and transformed into luxuriously gentrified apartments.
ANDP was created in 1991 as a result of the merger of the Metropolitan Atlanta Chamber of Commerce’s Housing Resource Center and the Atlanta Economic Development Corporation’s Neighborhood Development Department. The impetus for ANDP’s creation was to address the diminishing supply of affordable housing in the Metropolitan Atlanta region as well as to help reclaim declining neighborhoods in its core. Throughout its history, ANDP has supported the creation of more than 11,000 units of housing for people of low-to-moderate incomes.
Tayani Suma, Senior Vice President of Real Estate for ANDP, oversees all real estate development and asset management activities for the company. She manages a diverse team that includes core staff as well as an array of consultants and contract employees. A seasoned community development professional with over twenty years of experience in real estate and economic development in disinvested communities, Tayani has worked with various property types and many financing sources, including New Markets Tax Credits, Historic and Low Income Housing Tax Credits, taxable and tax-exempt bond financing, conventional debt and equity, Neighborhood Stabilization Program as well as other public and private subsidy and grant programs.
LDG AND ANDP
Tayani also used to work at Integral – as did LDG owner Alrich Lynch. “Tayani and I go way back,” Alrich recalls. “When the opportunity to revamp this vacant affordable housing project in the City of East Point came up, I was honored to have her call us first.” At this point, Stanton Crest Apartments had been vacant for an entire decade. As you can see from the before and after pictures below, it had become a regrettable eyesore for the City of East Point. It was no wonder that city officials were so appreciative of ANDP’s willingness to take the renovation project on.

STANTON CREST APARTMENTS
As a pilot case for the use of the Neighborhood Stabilization Program (NSP) for multi-family in Fulton County, the Owner acquired a dilapidated apartment complex for renovation. LDG Consulting provided both development and construction management expertise from the selection of the architect and construction manager to complete hand-over to the management team. In consultation with the architect, a design / build with an eventual GMP contract was utilized to reduce the risk to the client during construction. Our experience and lead during pre-construction provided the client with a comfort level that the process and renovation would proceed smoothly. Completed units provided affordable quality housing in an area of previous dis-investment.
