May 2024 Update | Clifton Project: Atlanta’s New EastWood Townhomes

PROJECT BACKGROUND: LDG Consulting was selected to be Owner’s Representative on 277 Clifton in Atlanta, GA, now known as EastWood – a 103-unit market rate Apartment Complex at the intersection of the Kirkwood and East Atlanta neighborhoods. The units will be “Build to Rent” (BTR) – the hot new housing trend everyone’s buzzing about (learn more about BTR here). The project will look like a for-sale townhome project, but it will actually be unique apartments to be leased – a great situation for long-term renters, which BTR was made for. The units will be a mixture of 1, 2 and 3-bedrooms – to offer an alternative to competing apartment projects in the area.

LOCATION: Situated about four miles due east of downtown near the junction of Kirkwood and East Atlanta, the 4-acre community is located in the 200 block of Clifton Street. The property is situated between quickly developing Memorial Drive and Interstate 20 on Kirkwood’s southern fringes, with Alonzo A. Crim High School and its sports fields across the street.

TOWNHOME DETAILS: EastWood will offer one-bedroom, one-bathroom “flat” units with 625 square feet. The largest townhome option listed to date has three bedrooms and three and ½ bathrooms in 1,709 square feet. Floorplans have yet to be posted, but Mitchell says 3D floorplan models are coming to the EastWood

AMENITIES: The Clifton Street acreage was maxed out for EastWood buildings, which didn’t allow much room for greenspace, so amenities were concentrated around a centralized communal building, project leaders have said. Those will include coworking spaces, a pool, and a common room, all in an amenity building with what’s called a midcentury-inspired design.

PROJECT HISTORY: This block of Atlanta had been an eyesore for the last decade. The property used to host a 1980s church – Gospel Tabernacle Cathedral – once headed by prominent pastor Wiley Jackson and operated as part of World in Action Ministries. In 2019, a fire ripped through the abandoned church structure in the early morning hours, collapsing parts of the roof and façade. By late 2021, passersby were witnessing public urination and blatant drug use on the property, according to code enforcement complaints. Developers enlisted the help of homeless outreach services, Atlanta police, and city officials to assist those being displaced. According to RealtyTrac, the property sold in November 2021 for $4.35 million. The former church was built in 1987, per LoopNet records.

Now, the site’s being remade into beautiful, unique housing for Atlantans – which will be a great economic improvement to the surrounding community. LDG Client, Urban Realty Partners, is the same developer we’re working with on the Greenville, SC Water Tower Apartments project.

APRIL UPDATES (as of 8 Apr 2024):

  • EastWood’s first units became available April 2024.
  • Full project should be completed by end of October 2024.
