In honor of Ten Years in Business, LDG Consulting is highlighting twelve of our top clients from this past decade. We are delighted to announce Honoree Number Seven: Kairos Development Corporation – an Atlanta-based business that has managed or owned over $250 million in real estate assets since its inception.

Jack Williams, Owner of Kairos, began his real estate career at age 16 by buying, rehabilitating, and renting a triplex in East Point, GA with the money he made working a summer job and advice from his father. He’s been an industry pioneer ever since. Over the past 25 years, Jack has combined his keen sense for market-driven assets, strong ability to build a winning team, and community-focused approach to development and create lasting success for a portfolio that includes historic, office, retail and residential projects.
Jack’s true measure of the company’s success is the answer to one question: “Have we been good stewards of what’s been entrusted to us?” Jack is a member of the National Association of Home Builders, Greater Atlanta Home Builders Association, International Council of Shopping Centers and the Institute of Real Estate Management. He has been repeatedly named on the Atlanta Business Chronicle’s Home Quarterly Who’s Who list.
LDG AND KAIROS
Kairos came to us as a referral from an advertising and marketing firm. Sibet Freides, one of the owners of Idea Associates, recommended us to Jack years ago. “Out of the blue, he called me,” Alrich Lynch, owner of LDG Consulting, recalls. “We talked years ago. He remembered that and told me he was about to embark on a 21-acre redevelopment in East Point.” We’ve been working with Kairos as a development manager for this project, putting together the redevelopment plan for one of the largest redevelopment projects in downtown East Point in years.
EAST POINT EXCHANGE
Shortly after Atlanta’s story was forged in fire, East Point rang loudly with the sounds of pride, perseverance and progress. Here, the first urban pioneers rolled up their sleeves and converted a simple crossroads into a community renowned for its hospitality and hard work. One hundred and fifty years later, East Point Exchange (EPX) stands as a testament honoring the hands of iron and hearts of gold that built this original crossroads for connection. Built at the crossroads of grit, grind, dream and do, EPX celebrates the culture of East Point in a one-of-a-kind urban village designed to inspire curiosity, creativity and connection.
This proposed Transit Oriented Development is an assemblage of 21 acres in Downtown East Point. The client is doing a full refresh on two existing loft office buildings while re-leasing at new highs for the sub-market. In addition, several new projects will be constructed including three multi-family residential projects, community-relevant retail, a health & wellness complex, a community centered lawn and performance space, and event venues. Interwoven between this cohesive, yet unique mix of uses will be an extension of a multi-city trail network that will provide pedestrian and bicycle modes of transportation. We provided guidance on the selection of architectural team, legal counsel, economic development consultant, and general contractor for the initial multi-family project. LDG Consulting was engaged early-on during the visioning process to assist the developer client as an extension of staff as well as to provide development management for all aspects from pre-development, financing, public-private partnership coordination, and construction management.
