In honor of Ten Years in Business, LDG Consulting is highlighting twelve of our top clients from this past decade. We are delighted to announce Honoree Number Four: Macauley Investments – a firm that has redefined mixed-use development for over two decades here in Georgia.
Macauley believes in intertwining the livability of yesteryear with modern design sensibilities – two key factors that provide the foundation for developments that are resilient and capable of withstanding the test of time. They balance this philosophy with a combination of marketplace dynamics and public-private partnerships. With this in mind, Macauley seeks to create places not only to house but to nourish the individual human spirit, bring an inspirational aesthetic to everyday living, foster greater awareness of natural beauty and cultivate a deeper human connectedness.
Alrich Lynch of LDG Consulting was introduced to Stephen Macauley by a fellow Urban Land Institute (ULI) Center for Leadership (CFL) Alum about half a decade ago. They had a good working relationship and, consequently, Stephen ended up tapping Alrich to be a part of his team when he sought the rights to redevelop Fort McPherson. Stephen and his partner along with Alrich worked together for two years on this effort.
“Stephen is a pioneer for master plan developments in southwest ATL. There weren’t a lot of planned single-family home developments in that area before and none of the big home builders would go down there. But Stephen would. That’s the kind of visionary he is,” said Alrich. The neighborhoods fell in love with the master plan concept that Macauley Investments presented as well as the quality builders he partnered with – a testament to the philosophy they hold that communities should be built to nourish the human spirit.
Macauley Investments and LDG Consulting worked on three different deals together – preliminary pro formas and mixed-use deals alike. All of these projects involved taking underutilized land (in some cases, industrial-zoned land) and turning it into walkable, urban, mixed-use development.
Nexus Buford Highway Project
Also known as Nexus BuHi, located on an abandoned strip retail complex, the concept was to utilize public-private financing to unlock the development potential of the site at a very well-traveled and highly visible site. LDG Consulting provided conceptual proforma work as well as modeling various public financing options to assist in creating a district wide parking structure that would be shared amongst the uses.

THE RISE PROJECT
Located in Tucker, Georgia, The Rise was designed to be situated between Hugh Howell Road and Mountain Industrial Boulevard – just a 15 minute drive from Stone Mountain and 7 minutes from lovely E. Ponce de Leon Avenue. This massive development project would have also included land for a public elementary school. LDG Consulting provided conceptual proforma work as well as modeling various public financing options, including PILOT payments and bond financing, to assist in showing the benefits to the City and County.

FORT MCPHERSON PROJECT
Fort McPherson (also known as Fort Mac) – a decommissioned army military base situated right next to Tyler Perry Studios in Southwest Atlanta – was designed to bring massively new mixed-use and transit-oriented life to the area, complete with everything from the arts to tech. The project sought to improve the economic condition of South Atlanta’s 40,000 residents – 79% of which are African-American. Macauley Investments was selected as the Developer for the Fort Mac project in mid-2017. LDG Consulting was a critical member of the Fort Mac Team – the Development Director.
