Arbors at Ellington is an age-restricted community in a suburb of Birmingham. The area, just prior to the start of construction, was ravaged by a tornado; leaving a high demand for quality affordable housing. LDG Consulting provided both development and construction management expertise from the issuance of the building permits to complete hand-over to the management team. LDG Consulting’s scope was to ensure that both the Owner and the Developer were protected during the construction process by providing advisory services as well some development related services. We advised our clients on correct procedures when sub-surface unsuitables were discovered that negatively affected the development budget. In addition, we provided advisory services during the construction phase which included draw reviews, answered questions from the architect and contractor on behalf of Owner. Reviewed and approved change order requests, payment applications and time extension requests, etc.
